A few of the questions we hear most often, answered in one place. HOA life has enough fine print already, so we’ll keep this simple.
What property does the HOA own?
Not the whole neighborhood. Deer Trail II property is limited to the retention pond and detention pond/dry basin, including only a small portion of the surrounding bank. The HOA does not own the drainage ditches in front of homes or the large drainage ditches throughout the neighborhood, and the HOA does not have easements throughout the neighborhood.
Who handles drainage?
It depends on the location. Montgomery County maintains county roads and certain public drainage infrastructure. Many drainage ditches within Deer Trail II are located on private property, so maintenance responsibility can belong to the property owner. The Board has been working directly with Precinct 4 to clarify responsibilities and coordinate needed county work.
How long does an ACC request take?
Our goal is to make ACC review as smooth as possible. The current target is approximately 7–10 business days when a complete application is submitted. IMC also monitors pending applications, and the governing process includes a 30-day review window. Complete plans, measurements, photos, and required county permits help prevent delays.
What do the No Soliciting signs mean?
Signs are posted at both Deer Trail II entrances to discourage unwanted commercial solicitation. Some activities, such as certain political, religious, or charitable outreach, may be treated differently under applicable law. Homeowners may still use their own individual No Soliciting/No Trespassing signage at their property.

How do elections & board vacancies work?
Annual elections are handled through the Association’s election process, including properly submitted absentee ballots and voting at the annual meeting as allowed by the governing documents and meeting notice. A vacancy that occurs between elections may be filled by appointment of the remaining Board for the remainder of that term, as provided by the bylaws.
When does the HOA board meet?
Regular HOA meetings are held quarterly: generally February, May, August, and October. The October meeting serves as the Annual Meeting, with elections when applicable. Official meeting notices provide the date, time, location, and virtual attendance information.

For official notices, deadlines, ballots, account information, and Association business, please rely on communications from IMC and official Deer Trail II channels.
